The Home Inspection

You’re not just buying that beautiful master suite or stone-lined fireplace, “you’re also buying any problems lurking in the walls or the crawl space or the attic.  The home inspection is your chance to avoid those problems—

A typical inspection starts at the roof and ends at the foundation, with stops in between at every major house system (Plumbing, Electrical, Heating, Air Conditioning, Structural, etc.). 

The home  inspection, completed by our licensed professional inspector  starts about $350 and increases depending on size and options of the house.  Average inspection costs are about $500 and takes 2 to 3 hours, depending on the size and age of the house.

Even new  construction homes need inspecting.

Its Inspection Day…what are we looking for

This is a short list of some of the things we look for…..

Foundation: We will look at the base of the walls and the ceilings in each room. Are there obvious cracks or apparent shifts in the foundation? Do the same around the outside. Are there any trees encroaching on the foundation?

Lot: Does the drainage appear to be away from the house? Are there any obvious soggy areas?

Roof: What is the overall condition? Type Roof covering, Indications of leakage?

Exterior: Does the house look like it will need repairs or repainting soon? Are gutters and downspouts firmly attached? Are there loose boards or dangling wires? Any signs of wood rot.

Attic: How does the interior of the roof structure look? Are there any signs of leaks?

Interior evidence of leaks: Check ceilings and around windows in each room and attic.

Electrical: Do the switches work? Are all the outlets functional.  Are there any obvious malfunctions?  Is the panel updated and wired properly.

Plumbing: Any unusual noises or malfunctions? Water pressure adequate?

Appliances: If these are included, are the stove, dishwasher, disposal, microwave, oven, rangehood working properly

Heating/cooling system: Properly vented, type system, energy source, is the heater and AC working properly.
